Why Crawl Spaces Affect Your Air

Most people have never been in their crawl space, not once. You've lived in your house for years, and that space under your floor, you've never even looked in it. Meanwhile, it could be affecting the air your family breathes every single day. But here's the good news. You don't have to go under there to know if you're having a problem. Today I'm going to show you three warning signs you can check right now from inside your house. A musty smell in your home, especially when the heat or AC kicks on, is one of the clearest signs you've got a moisture or mold problem. Number two, your floors. If your hardwood feels like it has ridges when you walk across it in your bare feet, that's called cupping. That's moisture coming from underneath. Number three, your HVAC registers. Grab a humidity reader, set it on the air vent, turn on the fan, and watch the number. A spike tells you something's wrong below. That's it. Your nose, your floors, your HVAC system. Now let me break each one down. First, let's start with the smell. When your crawl space gets wet, the damp dirt, mold, and mildew combine to create that musty odor. And that smell doesn't just stay down there, it comes up through your floors and into your whole house. But here's the problem: the longer you live with it, the less you notice it. Your nose just gets used to it over time. I had a homeowner tell me once that their neighbor had been noticing that their home smelled musty for more than five years, but never mentioned it. The neighbor thought it was just an old house smell. Finally, they brought it up to the homeowner and they called us out to go and check out the crawl space. We went under the home and the humidity was over 80%. Mold was growing on every single joist. So here's what I want you to do. Pay attention to the people who come into your home. If a friend or family member walks through your door and says, What's that smell? Or it smells like a basement in here. That's your warning sign right there. They can smell what you've stopped noticing. Musty means mold. It's not an old house smell. It's a moisture problem. Now this next sign, the floors, this is where most people mess up. They call a flooring contractor and spend money on the wrong fix. Here's what's actually happening. Walk across your hardwood in your bare feet. Does it feel smooth and flat? Or do you feel little ridges going across the boards? That's called cupping, and it's caused by moisture getting to the underside of the hardwood from the subfloor below. That moisture is causing the edges of the wood to raise up while the center stays flat. Hardwood installers check the subfloor moisture levels before they ever lay a single board. Because if that subfloor is wet, the hardwood will cup every time. If you've got tile floors, check your grout lines. Discolored grout in an area where you've never spilled anything, that can also be moisture working its way up from below. Soft spots in your floor, spongy areas, warping. Those are the signs that rot may have already started. And once rot sets in, you're just not dealing with a moisture problem. You're dealing with a structural problem now, which will cost way more to correct. Okay, last one. This third sign is one most people have never heard of, and you can do it today with an inexpensive tool. Grab a humidity reader. If you don't have one, you can get one on our DIY store, link in the description. Set it on top of one of your air registers, one of those floor or wall vents where the air blows out. Turn on the AC or just the fan. Let it run for a few minutes and watch the number. If your crawl space is dry and your AC is working correctly, you should see humidity under about 45% coming out of the registers. If that number spikes up to 60, 70%, or higher, that's a red flag. Now, a high reading doesn't always mean that the crawl space is the problem. Your HVAC system may need maintenance too. So have your HVAC contractor check out your system. And while they're there, have them go down in the crawl space and see if there's condensation on the ductwork because that is a true sign of a humidity problem in the crawl space. And you know, here's why this matters. The Asthma Analogy Foundation of America says that dust mites are the number one cause of asthma in children, and dust mites thrive in humid homes. The EPA says indoor air quality is five times worse than the outdoor air in most homes. Humidity is the biggest reason why. This isn't just a comfort issue, it's a health issue. Now, here's why all three of these signs show up inside your house. Your home acts like a chimney. Warm air rises up and out, and it pulls air from below, typically your crawl space or your basement, up through your floors and into your living space. The EPA estimates about 50% of the air you breathe on the first floor comes directly from your crawl space. So a wet crawl space isn't just a crawl space problem, it's a whole home problem. Here's where to start if you found a warning sign today. Step one, check your gutters and downspouts. Make sure water is draining away from your foundation and not pulling around it. Step two, measure the humidity in your crawl space if you can. If it's approaching 60% or higher, you need to act quickly. Mold starts growing around 60%. Step three, if you've got a dirt floor crawl space, a vapor barrier is your first line of defense. If your humidity is still high after that, a crawl space dehumidifier will bring it down to a safe level. If you found one of these signs in your house, don't panic, but don't ignore it either. Moisture problems almost always get worse, not better. The longer you wait, the more expensive the fix becomes.
